Sooo here is my first ever video done while waiting for a train to cross the road on our way home! #toottoot
Takeaways from this video:
1. Check for an updated consumer unit with individual switches (electrical box, see I do know what it’s really called haha!).
2. Boiler looks like it works, ask estate agent if they know, check nothing outside by the flue like marks on the wall etc.
3. Check it’s water tight, spots of damp around the bottom of walls downstairs, damp on the ceilings etc.
4. Check the neighbours and the street, rubbish lying about etc.
Now because we have done this a few times it’s quite easy to get an idea of how much each thing costs, but of course this does vary per area so me saying £350 for a new consumer unit probably doesn’t help those down south. But I will be adding a list of general costs in the Landlord Checklist pack to help you get an idea. 🙂
5. AND MOST IMPORTANT go for it! I see so many people getting analysis paralysis when it comes to their buy to let jouney. Especially taking the first steps. It’s not rocket science guys, do your due diligence just go for it! (and of course subscribe to LandlordChecklist who will give you some great tips lol!)
